Title Insurance
Protecting your real estate investment begins with having a title insurance policy. Title insurance is an integral part of the home buying, selling, and refinance process. The sole purpose of title insurance is to protect a future homeowner's property rights should any disputes or questions arise regarding the property such as past liens, easements, or problems with a subdivision. Title insurance will give you and your lender peace of mind that every effort has been made to either resolve or make known any property disputes or restrictions.

Flexible Closings
Closing on your terms. We have the options to suit your unique transaction needs. With eight [branches] across the Wasatch Front, we provide prompt, courteous, and accurate closings. We also offer remote closings with a mobile notary and online through a remote online notarization (RON).*

1031 Exchange
The benefit of carrying out a 1031 exchange rather than simply selling one property and buying another is the tax deferral. A 1031 exchange allows you to defer capital gains tax, thus freeing more capital for investment in the replacement property. These types of transactions take a skilled title and escrow team to handle.

Commercial & Builders
A title company is key to the commercial property and construction process. When purchasing property, the title company researches the property title, provides title insurance, maintains an escrow account, handles closing documentation, and works with your lender to monitor the progression of construction. The title company you select acts as a neutral party between you, the seller, the mortgage lender, and the insurance company.
The company has over 12 years of service in Utah, nine locations to serve you, and a nationally-established sister title company for support.
Underwriter
Real Advantage offers several underwriters to service the insurance we provide. In addition to our outsourced underwriters, we have our underwriter - Real Advantage Title Insurance Company.
Through our underwriter, Real Advantage Title Insurance Company, we can offer certain discounts and credits that have been filed through the state of Utah Department of Insurance.
In-house Title Plant
Real Advantage chose to build and manage its Title Plant as our primary source of searching. We do this for three reasons: (1) the county recorder information shows that the recorder’s indices can be incorrect, (2) there are few trained search examiners whose skills are essential for the most important tasks in the research before insuring the property, and (3) we have a vast bank of local knowledge.
Our Title Plant and search team are located at our Sugar House branch, with direct access to our Escrow Officers, Management, and Teams.
In-house General Counsel
Our attorney has over 30 years of real estate law experience and title insurance. He ensures that accountable decisions are taken at the right level and function in the organization and that the individuals making those decisions are suitably informed about the level of legal risk inherent in them.
